Fire Regulations

The list below covers Building Code of Australia (BCA) & Australian Standards 1851- 2005 Maintenance of Fire Protection Systems and Equipment, together with servicing frequency requirements.

AUTOMATIC FIRE SPRINKLER SYSTEM - section 2
Automatic fire suppression (sprinkler)
Automatic sprinkler systems are inspected and tested in accordance with AS1851 Section 2 on a weekly basis.
Additionally, a log book is required to be placed at the location of the sprinkler in order for the technician to record the results of each inspection, in accordance with AS1851 Section 2.

Wall wetting sprinkler and drencher systems
Wall wetting and drencher systems are inspected and tested in accordance with AS1851 Section 2 on an weekly basis.
AS2.4.7 12 heads or less on a monthly basis.

FIRE PUMPSETS - section 3
Electric & Diesel Pumps
Fire hydrant booster pumps are inspected in accordance to 1851 section 3 on a weekly basis.
Additionally, in the case of a hydrant booster pump being present, a log book is required in order for the technician to record the results of each weekly inspection, in accordance with maintenance code AS1851 Section 3.

FIRE HYDRANT SYSTEMS - section 4
Fire Hydrant System
Fire hydrants are inspected an
d tested in accordance with AS 1851 section 4 on an six monthly basis.
Every year unassisted flow test is required.
Hydrant Boosters, Every year unassisted flow test is required. Every five an assisted flow test is required.

DELIVERY LAY FLAT FIRE HOSE - section 5
Lay Flat Fire Hose
Delivery lay flat fire hoses are inspected and tested in accordance with AS 1851 section 5 on a yearly basis.

FIRE DETECTION SYSTEMS - section 6
Automatic fire detection and alarm system
Automatic fire detection and alarm systems (panels) are inspected and tested in accordance with AS1670 & AS1851 Section 6 on a monthly basis.
Additionally, a log book is required to be placed at the location of the fire indicator panel in order for the technician to record the results of each inspection, in accordance with AS1851 Section 6.

SMOKE ALARMS AND HEAT ALARMS - section 7
Smoke and heat detectors
Back to Panel - Smoke and heat detectors are inspected and tested in accordance with AS1851 Section 7 on an yearly basis.
240 Volt - Smoke and heat detectors are inspected and tested in accordance with AS1851 Section 7 on an six monthly basis.

FIRE ALARM MONITORING SYSTEMS - section 8
Alarm Monitoring
Alarm monitoring is inspected and tested in accordance with AS 1851 section 8 on a yearly basis.

SOUND SYSTEMS FOR EMERGENCY PURPOSES - section 9
Audio Visual Devices
Sound Systems inspected and tested in accordance with AS 1851 section 9 on a monthly basis.

INTERCOM SYSTEMS FOR EMERGENCY PURPOSES - section 10
Emergency Warning and Intercommunication system
Emergency Warning and Intercommunication Systems (EWIS) are tested in accordance with AS1851 Section 10 on a six monthly basis.

GASEOUS FIRE EXTINGUISHING SYSTEMS - section 11
Gas Dump Systems
Gas fire extinguishing systems are inspected & tested in accordance with AS1851 Section 11 on a monthly basis.

FIXED AEROSOL FIRE EXTINGUISHING SYSTEMS - section 12
Aerosol Dump Systems
Aerosol fire extinguishing systems are inspected & tested in accordance with AS1851 Section 12 on a monthly basis.

OPEN NOZZLE WATER MIST FIRE EXTINGUISHING SYSTEMS - section 13
Wet Mist Extinguishing Systems
Wet mist fire extinguishing systems are inspected & tested in accordance with AS1851 Section 13 on a monthly basis.

FIRE HOSE REELS - section 14
Fire Hose Reel
Fire hose reel systems are inspected and tested in accordance with AS1851 section 14 on a six monthly basis.

PORABLE AND WHEELED FIRE EXTINGUISHERS - section 15
Portable Fire Extinguishers
Portable fire extinguishers are inspected and tested in accordance with AS1851 Section 15 on a six monthly basis.
Additionally, five years pressure testing is required, plus recharging when an extinguisher is discharged.

FIRE BLANKETS - section 16
Portable fire blankets
Portable fire blankets are inspected in accordance with AS1851 Section 16 on a six monthly basis.

PASSIVE FIRE AND SMOKE CONTAINMENT SYSTEMS - section 17
Fire Dampers
Fire dampers are inspected and tested in accordance with AS1851 Section 17 on an six monthly basis.

Fire Doors
Fire doors are inspected annually and tested in accordance with AS1851 Section 17 on a three monthly basis.

Fire Walls and Barriers / Separations
Fire walls barriers are inspected and tested in accordance with AS1851 Section 17 on an six monthly basis.

FIRE AND SMOKE CONTROL FEATURES OF HVAC SYSTEMS - section 18
Mechanical Air Handling System
Mechanical air handling systems are inspected and tested in accordance with AS1851 Section 18 on a three monthly basis.
Pressurizing systems (smoke spill & supply air fans) are inspected and tested in accordance with AS1851 Section 18 on a three monthly basis.

EMERGENCY EVACUATION PROCEDURES - section 19
Emergency Plans & Evac Procedures
Emergency plans & Evac procedures are inspected in accordance with AS1851 Section 19 on an monthly basis.

 

EGRESS
Paths of travel, Stairways, Passageways or Ramps
Paths of travel for stairways, passageways and ramps are done in accordance to BCA D 2.23 on a yearly basis.

Warning and Operational Signs (stairway notices)
Warning and operational signs are inspected in accordance with BCA D 2.23 at the same time that fire doors are inspected and tested on a yearly basis.

EXIT & EMERGENCY LIGHTING
Exit and Emergency Lighting
Exit and Emergency lights are inspected and tested in accordance with AS2293.2 and AS2293.3 on a six monthly basis.
